Our house is a modern, spacious villa of nearly 3,000 sqft featuring 5 bedrooms & 3 bathrooms, with ample living space to accommodate up to 10 guests in comfort. The villa is luxuriously furnished to an extremely high standard with expensive window treatments and bedding. Modern facilities include a large flat screen LED TV, Blu-Ray player & Bose iPod docking station in the family room, free wireless internet access, printer, LCD TV's in all the bedrooms etc. The garage has also been professionally converted into a carpeted games room featuring pool table, table tennis table & large plasma screen TV, 4 tennis raquets and balls plus 2 sets of mens golf clubs.

Broadmeadow Villa is situated on the 3rd fairway of the prestigious Highlands Reserve Golf Course. From the covered east facing pool, spa and deck you can enjoy the early morning sunshine whilst looking out across the green vistas of the course dotted with bright golden sand of the bunkers which are ready to trap any wayward shots. I should know I've been in all of them! On calm days you might even get so see hot air balloons overflying.

Ground Floor

Pool & Deck Area

The pool and covered patio is accessed from sliding doors from the Family room. This leads to a fully screened pool and spa, with optional electric heating for those cooler months. The pool features underwater lighting.

A pool safety fence is provided for your children's safety. The deck area also has a patio table and chairs for enjoying those relaxed alfresco lunches as well as loungers and additional seating to allow you to stretch out and enjoy the sunshine; with obvious moderation of course.

A 4 burner Gas BBQ, with side burner, is available optimize eating and cooking in the open.

Formal Areas

The entrance to the house leads to two formal areas, the elegant Living room and stylish Dining room. The living room has 2 sofas and a comfortable chaise, ideal for stretching out on and catching up on the latest novel you've been meaning to read.

The dining area has an elegant table and chairs seating 6 people but can accommodate more, and is ideal for formal dining or casual evening meals.

Family Room

The Family Room which overlooks the pool area, provides a comf ortable, relaxing area to watch some TV or to view a High Definition movie on the large 46" LED TV or see a pre-recorded movie on the Blu-Ray player, we've have a collection of dozens of Blue-ray discs so please feel free to use them (but remember to leave them in the house!).

For those of you with their own iPod's or MP3 players, a Bose docking station is provided so that you can bring your own tastes of music with you.

Kitchen

The large Kitchen, complete with island, is fully equipped including a full size electric cooker, microwave, dishwasher, a huge fridge/freezer with plumbing to give ice cubes/crushed ice/chilled water, there's also a toaster,coffee maker, grill, blender, slow cooker, rice cooker/steamer, kettle and phone with ample dishes, cutlery, glasses, etc for indoor and patio use.

There's also a separate utility room with washer and dryer, airer, ironing board and iron. You also have a breakfast nook with a table and 4 chairs as well as 2 tall stools allowing you to sit up at the kitchen breakfast bar and order up your food from the chef (chef not included!)

Downstairs Queen Bedroom

Downstairs has a sumptuous Queen bedroom with matching bed, nightstands and dresser and has a large walk in wardrobe. The bedroom has rich, luxurious bedding and cushions, clock/alarm, ceiling fan, LCD TV and cable connection.

Adjoining this is a beautifully appointed downstairs shared bathroom with includes a bath/shower, toilet and vanity unit. Just adjacent to the downstairs bathroom is a linen cupboard where you will find the fold up crib, crib bedding and high chair.

Games Room

The large double garage has been professionally converted into a Games Room. The floor has been carpeted and a pool table with overhead pool table lighting has been fitted along with a full size table tennis table. A large 42" plasma screen TV has been wall mounted so that you can catch up on the latest game. You'll also find 4 tennis raquets and balls to use on the free communities tennis court and 2 sets of mens golf clubs complete with balls and tees to tempt you out onto the course.



First Floor

Master Suite

The Master suite which is furnished with a king-size bed with matching nightstands and lamps, dresser and armoire which includes a 32" LCD TV, DVD and cable TV. The bedroom also has a clock/alarm, huge walk-in closet, ceiling fan and a master en-suite bathroom with mirrored vanity basin, walk-in shower, plus roman tub, toilet and linen cupboard. The beautiful soft golden colours create an opulent relaxing haven after a day at the parks.

Bedroom 2

Bedroom 2 features twin beds with a nightstand, dresser, ceiling fan, clock/alarm and is equipped with an LCD flat screen TV and cable TV. It also has sizable walk in closet to meet all your storage needs.

Bedroom 3

Bedroom 3 features a luxurious Queen bed with matching nightstand, lamps and dresser and incorporates an LCD flat screen TV, cable TV, clock/alarm, ceiling fan and large closet.

Bedroom 4

Bedroom 4 is a Queen bed with matching nightstands, lamps and armoire has been designed with a costal theme in mind and overlooks the 3rd fairway. It includes a clock/alarm, ceiling fan, LCD flat screen TV with built in DVD player and cable TV and large closet.

Upstairs Bathroom

The upstairs bathroom, between bedrooms 3 and 4, has a shower, bath, toilet, vanity unit and linen cupboard.

Landing

On the landing you will find a desk and two chairs and the modem and wireless router providing WiFi connectivity to the free internet. You'll also find a laser printer and paper and a cupboard with a library of novels, just in case you run out.

Area & Villa Information

We have put together some information from our own experience, which we believe you may find of use to you during your stay in on Highlands Reserve. However, if you have any questions, we are more than happy to help you out.
Fastest Route from Airport by Car
The best way we have found with the least amount of traffic is down the Central Florida Greeneway (Toll 417). It's a toll road, but worth every penny, especially after a long flight.

From Orlando International (MCO) (less than $5 in tolls) head for the 417 SOUTH. From Sanford International, also head for the 417 SOUTH (less than $10 in tolls). Stay on the 417 toll road which eventually merges into the I4 West to Tampa - take exit 55 and take US27 North towards Clermont. Highlands Reserve is about 5 miles up the US27 on the left hand side.

Highlands Reserve entrance is well lit along the US27 and easy to find even in the dark. If you get to the traffic lights Publix turn around and take first right turn into Highlands Reserve.

There is another entrance to Highlands Reserve off Sand Mine Road (left at Publix traffic lights) but, unless you know where you are going, it is best to turn around so you can follow the directions given to you by the villa owner prior to your arrival. Once you have your bearings, the side entrance (Trentham Lane) is more convenient for getting to the shops, restaurants & bars.

Getting Around Without A Rental Car
There is no free shuttle service available to the parks from Highlands Reserve, but there are 2 very friendly and helpful taxi services available locally.

Magic Shuttle are based on Regal Palms behind Publix Supermarket and they offer the complete package including pickups and drop-offs to all Theme Parks, Restaurants, Dinner Shows, Shopping Malls and Orlando & Sanford Airports.

Skips Taxi Service can be contacted on 1-877-660-0148 and a really nice guy (Jay) with a 15 seater taxi will pick you up from your villa will take you to the shops, theme parks, restaurants, beaches etc…. and pick you up again when you say.

Petrol
There are numerous petrol stations nearby, but the closest is by Publix supermarket and another, next to the Polo Park Subway (1 mile north on US27 by traffic lights on the right). "Don't forget to lift the lever" announced loudly over the intercom !! (We found this out to our embarrassment on our first trip here). You can also buy gas refills for the BBQ from both petrol stations.

Supermarkets
The nearest supermarket is Publix (great value with an excellent choice & service), which is located on the southbound carriageway of the US27 just north of Highlands Reserve (you can't miss it) less than 3 minutes drive from your villa (you could even walk there - see walking times below).

Wal-Mart, is a popular superstore (now affiliated with ASDA) located about 2.5 miles north on the US27 (turn right at first traffic lights after you cross over the US192). Excellent value shopping (same principle as ASDA in the UK, but so much bigger).

Restaurants & Bars
In front of Publix supermarket (walking distance from Highlands Reserve) you will find several places to eat including an Applebee's Neighborhood Grill Bar, Bamboo Wok Chinese Takeaway, Mia Pizza Restaurant & Takeaway, Kumo Japanese Restaurant & Takeaway, Kokopelli's Bistro, Sunday's Grill Fish & Chips to name a few...

Fancy going to a good American Bar within “staggering” distance from your villa – then we recommend Linksters Tap Room opposite Applebee’s – open 7 days till 2am (Sundays till midnight) – extensive range of drinks and a pool table and very friendly staff – smoking allowed indoors too if you are discrete !!

There is a loads of shops and restaurants along the US192 (a bit like Blackpool). We found Sizzler is excellent value for breakfast or brunch - arrive at around 10:30am and you can eat breakfast and lunch for less than $5 - no need to worry about eating in Disney !

We can definitely recommend Carrabba's Italian Grill just after the intersection with Black Lake Road on the right (fantastic food at a very reasonable price). You must try their Carrabbarita - it's a Margarita with a generous twist of Amaretto - to die for !!

You will also find a TGI Fridays next door. There are also some excellent takeaways (Chinese, Indian & Pizza) in this area too.

13 miles south of Highlands Reserve (18 minutes drive) in Haines City on the US27 is the fantastic Manny’s Chop House on the right – Excellent steaks (try the 24oz T-Bone if you dare) at incredibly low prices (4 people can eat with drinks for less than $60) – it’s where the locals go, for a good reason !! We found that if you call them 40 minutes before you want to go, telling them you are just leaving Universal Studios, they will book you a table, otherwise it could be a long wait at the bar !!

If you travel north on the US27 towards Clermont - try Guso's, an independent Italian restaurant with excellent food at local prices - it's on the southbound side at Clermont Terrace (near Harley Davidson dealer).

If you want somewhere very good but a bit of a haul try Le Coq au Vin at 4800 S. Orange Boulevard at Holden Avenue. It’s about 40 minutes drive, but the food is as good as we have ever eaten in the US. Packed with locals and not very expensive and the chocolate soufflés especially recommended !!

Pharmacies
There is a CVS Pharmacy is literally across the road from Highlands Reserve.- it's a CVS A Walgreen's 24hr Drive Thru Pharmacy is located on the east bound carriageway of the US192 opposite the Orange Lake Resort - about 6 miles from Highlands Reserve. You will also find another Walgreen's about 5 miles on the right up the US27 northbound beyond the US192 junction and past Wal-Mart.

Gym / Fitness Centre
There is an excellent gym called Anytime Fitness at 532 Cagan Park which is opposite Wal-Mart (north on US27 past the US192) and left at the traffic lights. You can purchase a pass for a day, a week, 2 weeks or even a month - click on Anytime Fitness website for more info.

Fishing
There is some excellent areas close to Highlands Reserve that a great for Fishing. A good place is at the Tikki Bar on Lake Minneola. They hire pontoon boats for fun or fishing and it's a great informal place for lunch/a few beers and only 20 minutes or so from Highlands Reserve.

To get there, go north on US27, across the US50 past Clermont. at about the 2nd lights after the US50 there is a restaurant on the left, turn left at the lights and at the next little crossroad there is a dirt parking area diagonally across on your far left corner. Park in there & walk to the back of the lot where you will see the lake and the Tikki Bar - It's a great spot for a drink and to watch the sunset !!

DVD Video & Games Rental
DVD's and Video Games can be hired from the video rental shop next to the Publix supermarket on US192. You will need to show your passport or driving licence as well as a credit card to get temporary membership.

Please note that UK purchased DVD's (Region 2) will not work in the USA and visa versa. USA purchased DVD's (Region 1) may work in the UK as long as you have a multi-region or a hacked DVD Player and a NTSC compatible TV - UK & most European TV's use the PAL colour system, whereas US TV's use NTSC.

Telephone Calls
All local telephone calls and numbers starting '1-800' can be dialled free from all villas. Some villas offer free national and/or International calls - check individual villa details.
Check-In and Check-Out Times
The earliest check-in time is 4pm and check-out time on the day of departure is 10am, at which time the cleaners will arrive to clean for the arrival of the next guests. Earlier Check-in and later check-out times may be available at the Owner and/or Management Companies discretion, subject to departure and arrival of previous and subsequent bookings.

Linens & Towels
Owners provide sufficient towels (including pool towels) and linen in their villas. However, owners would appreciate it if these would remain exclusively for use within their villa and pool area especially when renting 2 or more villas.

If you are planning a visit to one or more of the water theme parks or even plan a trip to the Gulf or Atlantic coast, then please use your own beach towels (or you can purchase these really cheaply from the numerous "gift stores" anywhere along the US192).

Private Swimming Pool
For your safety you are strongly requested that you do not take glass or crockery into the pool area (broken glass is very difficult to see on a wet pool deck and swimming pool and is extremely dangerous). Owners provide ample plastic tumblers, plates and bowls for safe use around the pool. Failure to comply will result in you being liable for the enormous expense of emptying, cleaning and refilling the pool - 25,000+ litres of water is not cheap in Florida !!

Gas BBQ's
Gas fired BBQ's are provided by most villa owners for the use of their guests by the pool area. Owners cannot be held responsible for any injuries resulting from incorrect usage of this facility. If you need any additional gas, a propane bottle exchange can be purchased for around $20 from the local garage at Publix. Guests are responsible for cleaning the BBQ after use or face a hefty charge for cleaning.

The Pool Timer
This is pre-set by their management company and controls the pool pump. If you have requested pool heating this is also pre-set by the management company - please do not tamper with the settings as this could adversely affect the return of part or all of your security deposit as electricity is disproportionably expensive in Florida compared to the UK

Why You Should Use The Pool Blanket Provided

When the air temperature is cold, if you don't have a pool blanket the pool could lose anywhere from 7 to 15 degrees of temperature overnight. The average pool heater is capable of heating the pool at a rate of 1 - 2 degrees per hour

You don't need to be a genius to figure that if you are losing 15 degrees overnight and only putting maybe 12 degrees back in during the day - the pool is never going to be warm.

With an insulating pool blanket in place the pool may only lose 2 degrees overnight so you should be able to see the benefit straight away how this makes a difference.

Smoking Policy
For the comfort of future guests, you are respectively requested that you do not smoke anywhere within the Villas. Responsible guests are of course more than welcome to smoke within the pool area using the plastic ash tray provided.

Pets
Sorry NO PETS of any description are allowed in any villas - please do not bring your pets as you will askedå to leave the villa without compensation. In the event of any queries or problems regarding the villa or pool, please contact the management company (details on how to contact them will be available in the villa)
